A booking is confirmed once we have confirmed the reservation and the deposit has been received. After the booking confirmation, you will receive an email with the payment details.

• At the time of booking, we request a deposit of 25% of the total rental amount. This deposit must be paid within 7 days of receiving the booking confirmation.
• The remaining balance must be paid no later than 4 weeks before arrival.
• For bookings made within 4 weeks of arrival, the full rental amount is due immediately.
• If a payment is not received on time, we reserve the right to cancel the reservation.

We understand that plans can change unexpectedly. That is why we apply the following cancellation terms:

• More than 30 days before arrival: free cancellation. All amounts paid will be refunded in full.
• Between 30 and 15 days before arrival: 50% of the total rental amount is due.
• Less than 15 days before arrival: 100% of the total rental amount is due.
• No refund will be given for an early departure or a later arrival.

If the desired new period is available, we are happy to discuss a change to your reservation. If we are able to re-let the originally booked period, we will refund any amounts already received, minus a €50 administration fee.

We advise every guest to take out travel and cancellation insurance. Unforeseen circumstances, such as illness, family circumstances, flight cancellations, or other personal situations, are the guest’s own responsibility. If you need to cancel your stay for a valid reason, the cancellation costs may be covered by your cancellation insurance. Please refer to your insurer’s policy terms.

Should the accommodation become unavailable due to force majeure or unforeseen circumstances, we will inform you as soon as possible. In that case, you will receive a full refund of all amounts already paid. Our liability remains limited to the refund of the rental amount already received.
